It can sometimes be difficult to sell a home, whether it's a condo here in Colorado Springs or a North York property for sale, especially when you are facing a lot of competition from neighbors who are also selling their homes. In any case where there's competition, you'll have to do something to help you stand out from the crowd if you want to attract buyers. One of the things you can do is to include more things in the sale than you normally would have. Here are some tips and ideas.
Normally when a piece of Kitchener real estate is sold, the only things that are included in the sale are the fittings (faucets, shower heads, light fixtures, etc.) and large appliances such as the refrigerator, stove, and perhaps the washer and dryer. Buyers don't expect anything else, and indeed if there's little competition for homes, you ought not to give them anything else unless there's something you want to get rid of.
However, when there's competition, your Toronto real estate agent may suggest including more items in the sale than you would normally have considered. Pieces such as your surround sound system, custom blinds or draperies, wall art, and even your furniture can sweeten the deal for a buyer who likes your home for it's looks and not just for its potential. Remember, though: don't let your agent pressure you into giving up something you really want to keep.
Before throwing everything into the pot, we recommend testing the waters with buyers first. See what they think of the art prints of Canada you have on the walls and gauge their interest in your furniture. If they express interest in having anything extra you can add it to the negotiation. There's no point in including the furniture you love in the sale if the buyer is just going to turn around and donate it to goodwill when the sale goes through.
In cases where increased inclusions are necessary, you might consider moving your furniture out and staging the home with more universally appealing pieces from a rent-to-own outfit which can then be bought and transferred to the new owner when and if they decide they want these items included in the sale of your Port Credit real estate.
